Our team brings several years of hands-on experience within the private landlord and social housing sector working on large-scale housing stock programs.
All surveys are conducted by DEA-qualified assessors, with in-house Retrofit Assessor expertise. This ensures our work is delivered with a strong understanding of energy performance, component lifecycle, Health and Safety Rating System (HHSRS), planning and the principles of PAS 2035.

Housing Health and Safety Rating System (HHSRS)
At SiteStone Surveying, our inspections fully comply with the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 and reflect strengthened regulatory duties, including Awaab’s Law within the Social Housing (Regulation) Act 2023.
We assess all 29 hazard categories using the Government’s risk-based framework, clearly identifying:
• Category 1 hazards – serious risks requiring mandatory action
• Category 2 hazards – significant risks requiring timely intervention

EPC Data Capture & SAP Scoring
SiteStone Surveying provides full EPC data capture and SAP scoring as part of our stock condition and energy assessment services.
We undertake comprehensive on-site data collection in line with RdSAP methodology, producing accurate SAP calculations that inform EPC ratings, compliance benchmarking and investment planning. Our reporting supports Decent Homes, M&E compliance and long-term energy improvement strategies.
We can also deliver detailed energy performance reports, including improvement recommendations, cost modelling and retrofit pathway guidance to support funding bids and Net Zero planning.
All of our surveyors are DEA trained, qualified and accredited through Elmhurst Energy, with additional retrofit qualifications, ensuring assessments are technically robust, compliant and aligned with current regulatory and sustainability standards.
